Ideally, you’d never have to haggle over your selling price. While there’s not much you can do to prevent buyers from offering less than you’re asking, there are some things you can do to help justify your asking price.
Have a home inspection done before your property goes on the market to identify any defects. Or if you know someone really well-informed about homes, have them do a walk-through with you. Fix anything that you know might be less-than-perfect. Replace burned-out lightbulbs, re-caulk your tubs and showers, make sure all appliances and drains are functioning properly, for example. If there are any defects that you do not wish to rectify (ie if the roof or windows need to be replaced), be sure to disclose them to potention buyers, therefore minimizing opportunities for buyers to negotiate you down.
Making your home move-in ready, so as to substantiate your asking price, also means giving it a fresh coat of paint in a neutral shade (if necessary), replacing flooring or window coverings as needed, again in a neutral tone, and cleaning it until it SHINES!
If you want to go the extra mile, have your home professionally staged. Staging can help justify your asking price by distinguishing your property from others on the market, and positioning your home more favourably in the minds of prospective buyers by appealing to their emotions and creating an environment in which they can picture themselves living. For some people though, this is not necessary: if you have nice furniture in good condition and an experienced Realtor who can help advise you on proper furniture placement to maximize space and appeal. You are going for that warm “show home” look! Remember, when it comes to furniture and decor, less is more when you are trying to sell.
